$1.175M Home Bought While Keeping the First as an Investment
A site manager had signed a $1,175,000 contract with a 14-day finance clause. He wanted to keep his current property as an investment, and most of his deposit was a $280,000 gift. Approved with Firstmac inside the clause.

A site manager with around 1.5 years at his employer and more than two years in design and construction, on a base salary of $165,000. He is also a director of two companies: one that has never traded, and a construction business that trades profitably and covers its own costs.
He is careful with spending, has built strong cash savings, and already owned a property that he now rents out for $815 a week.
The Goal
Formal approval to buy his next home for $1,175,000, within a 14-day finance clause and a 30-day settlement
Keep his existing property as an investment
An offset facility and freedom to make extra repayments without penalty
The Problem
The contract was already signed, so there was no room for an application that needed reworking.
He was also not selling. His existing home loans stay in place, so the new loan had to service on top of that debt. How a lender assesses existing debt decides how much can be borrowed, and he needed enough capacity to reach the purchase price. Most of his deposit was a gift.

What We Did
Placed the lending with Firstmac on a standard variable package.
Kept the existing property as an investment, with its loans remaining in place.
Used the $42,380 a year in rent for servicing, supported by the lease agreement.
Had his base salary assessed at $165,000 and explained the voluntary superannuation deduction on his payslips.
Evidenced the deposit: around $149,000 in cash savings and a $280,000 unconditional gift, supported by a gift letter. At 68% LVR, proof of genuine savings was not required.
Explained both directorships: one company never used, the other trading profitably with no liabilities.
Completed a full budget and reviewed six months of bank statements: living expenses of $2,958 a month, in line with the lender's benchmark.
Why Firstmac
At the time of this application, Firstmac assessed existing home loans on their actual repayments and applied a lower assessment rate to new lending. That gave him significantly higher borrowing capacity than lenders that assess existing debt at a buffered rate.
Competitive standard variable rate for lending below 80% LVR
Up to 10 offset sub-accounts, unlimited extra repayments and free redraw
No ongoing monthly or annual package fees
The trade-off is rate: its rates were higher than those of the major lenders. It was the suitable option because it made the purchase possible while keeping the first property.

Key Takeaways
When you keep your first home, how the lender assesses the existing debt decides your borrowing capacity for the next one.
A gifted deposit works where it is unconditional and documented with a gift letter.
The lowest rate is not always the right loan. Capacity made this purchase possible.

1. Arranged a loan when our small business situation made it difficult to qualify. 2. Met requirements to have funding available by a specified date. 3. Understood my needs to setup debt recycling to allow tax structuring. 4. Communicated well throughout.
I would use their services again.
