We set up debt recycling loans for homeowners in the Australian Capital Territory (ACT) and Queanbeyan by phone and video. We have no Canberra office; our only office is in Coorparoo, Brisbane, open by appointment.
We work with Canberra clients by phone, video and email, with no office in Canberra.
Canberra homes sit on Crown leases, the normal form of land tenure in the ACT.
ACT land tax applies to properties that are not your home, so it matters if your plan includes an ACT rental.
Queanbeyan is in New South Wales (NSW), so a rental there falls under NSW land tax rules.
We arrange the lending, while your adviser recommends investments and your accountant confirms the tax position.
Canberra Clients, Brisbane Office
Debt Recycling Loans is powered by Kingfisher Finance Group, a Brisbane mortgage brokerage that focuses on debt recycling. We do not have an office in Canberra. We work with Canberra homeowners by phone, video and email.
New to the strategy? Our guide to debt recycling sets out the steps. The idea is to gradually replace non-deductible home loan debt with a separate split used only to invest.
If you want to meet in person, our office is at 82 Leicester Street, Coorparoo, in Brisbane's inner south, and you are welcome by appointment.
Crown Lease Titles
Leasehold is the ACT's system of land tenure. The ACT Government says that if you hold a Crown lease, you effectively own the property.
A residential lease is usually for a term of 99 years.
You can apply for a further Crown lease at any time during the term.
Where a residential lease is extended, there is no payment other than an administrative fee.
Before you apply, we check the chosen lender's requirements for ACT leasehold security.
ACT Land Tax on Rentals
The ACT Revenue Office says land tax applies to ACT properties that are not your principal place of residence. That includes rented and vacant properties.
Your home: if you tell the Revenue Office it is your principal place of residence, you are not charged land tax.
A rented granny flat on your land: land tax applies while it is rented, based on a share of the rented floor area.
Timing: land tax is assessed quarterly, on 1 July, 1 October, 1 January and 1 April.
We do not quote rates here. If your plan involves an ACT rental, check the current figures with the ACT Revenue Office and your accountant. Our page on recycling into an investment property covers how the lending is set up.
Queanbeyan and the Border
Queanbeyan and Bungendore sit across the border in New South Wales (NSW), within Queanbeyan-Palerang Regional Council. If you live in Canberra but own a rental there, NSW rules apply to that property, not ACT ones.
That makes land tax on a Queanbeyan rental a matter for Revenue NSW, which charges it on the value of unimproved land. If you hold or plan to buy property on either side of the border, read about debt recycling for property investors.
Canberra Districts We Cover
We work with homeowners right across the ACT and the nearby NSW towns, including:
Belconnen and Gungahlin
The Inner North and Inner South
Woden Valley, Weston Creek and Molonglo Valley
Tuggeranong
Queanbeyan and Bungendore
Call Times and Daylight Saving
The ACT observes daylight saving. Queensland does not, so Brisbane stays on Australian Eastern Standard Time (AEST) all year.
From the first Sunday in October to the first Sunday in April, Canberra is one hour ahead of Brisbane. A 10am call in Canberra is 9am in Brisbane. For the rest of the year, the two cities share the same time.
Who Does What
Debt recycling involves three roles. Keeping them clear helps the plan hold together.
Role
What They Do
Mortgage broker (us)
Structures and arranges the lending, compares lenders and manages the application
Financial adviser
Recommends whether to invest and what to invest in
Accountant or registered tax agent
Confirms whether the interest is deductible for you and how land tax fits
To see each stage from the first call to settlement, read about working with Alex Gee.
On the first call we cover your goals, current loan, income and savings. If it fits, we walk you through the split structure we use, which keeps the investment split separate from your home debt.
The first call is free and has no obligation. You come away knowing whether the lending side looks workable and what happens next.
The Bottom Line
Debt recycling from Canberra works the same way as anywhere else: a clean split, careful records and the right advisers. The local differences are practical ones, such as Crown lease titles, ACT land tax if property is part of the plan, and NSW rules for anything across the border in Queanbeyan.
We handle the lending by phone, video and email, and our Coorparoo office is open by appointment if you would rather meet.
Book a Call from Canberra
A free, no-obligation phone or video call to see whether the lending side of debt recycling looks workable for you.
A Crown lease is the normal form of land tenure in the ACT, and the ACT Government says the lease holder effectively owns the property. We confirm the chosen lender's requirements for your lease as part of the application.
Not if it is your principal place of residence, according to the ACT Revenue Office. It applies to ACT properties that are not your home, including rented and vacant ones.
Queanbeyan is in New South Wales, so Revenue NSW rules apply rather than ACT rules. Your accountant can confirm how they affect your plan.
From the first Sunday in April to the first Sunday in October, yes. During daylight saving, Canberra is one hour ahead because Queensland does not change its clocks.
No. Your equity, income, tax rate, cashflow and time horizon matter, not your district. We work with homeowners across Canberra and Queanbeyan by phone and video.
Your licensed financial adviser. We arrange the lending and coordinate with your adviser and accountant so the loan matches the plan.
General information only, not financial, tax or legal advice. We are mortgage brokers and arrange lending; we do not recommend specific investments. Lender policy changes over time and is confirmed before any application. Debt recycling is a leveraged strategy that uses your home as security and can amplify losses. Any figures shown are illustrative, based on stated assumptions, and not a promise of any result. Consider your circumstances and seek advice from a licensed broker, financial adviser and registered tax agent.
1. Arranged a loan when our small business situation made it difficult to qualify. 2. Met requirements to have funding available by a specified date. 3. Understood my needs to setup debt recycling to allow tax structuring. 4. Communicated well throughout.
I would use their services again.
