Australia and New Zealand Banking Group (ANZ) home loans can be split between variable and fixed, the base debt recycling needs. Three ANZ rules shape the setup: one offset per loan, redraw only to ANZ accounts and fixed repayment limits.
An ANZ split loan divides a home loan between variable and fixed portions in the ratio you choose.
ANZ links one ANZ One offset account to each eligible loan, at $10 a month per offset account.
ANZ says redraw can only be deposited to another ANZ account linked to your ANZ Internet Banking.
Extra repayments on an ANZ fixed loan are capped each fixed year, and redraw waits until the fixed period ends.
ANZ Plus home loans are a separate app-based range, and ANZ's page for them doesn't mention splits.
Can You Debt Recycle With ANZ
Usually, yes, if your loan is a variable ANZ loan that can be split. The strategy doesn't need a special product. It uses an ordinary split home loan with redraw on the investment portion.
Which ANZ range you are with matters, along with any fixed portion, your equity and how much ANZ will lend against your income. For the method itself, see how debt recycling works.
Facts on this page are according to ANZ's website (November 2026). Lender policy changes, so we confirm current policy with ANZ before any application.
ANZ Loan Features That Matter
Feature
What ANZ's Website Says
Why It Matters
Split loan
A home loan can be split between a variable rate and a fixed rate loan, in the ratio you choose.
The page describes variable plus fixed only. Ask how a second variable split is set up.
ANZ One offset
Links to an eligible loan such as ANZ Standard Variable or a one-year ANZ Fixed loan. Each eligible loan can link to only one offset account, at $10 a month per offset account.
With one offset per loan, it should go on the home split.
Redraw
Available on ANZ Standard Variable Rate and ANZ Simplicity PLUS loans, and on ANZ Fixed Rate loans once in their variable period. No minimum amount.
Redraw is the step that turns paid-down money into investment borrowing.
Redraw destination
Only to another ANZ account linked to your ANZ Internet Banking.
Funds stop in an ANZ account before reaching your investment.
Ongoing fees
The Standard Variable page says you won't pay ANZ set-up or ongoing fees on your home loan. The offset fee and some settlement fees still apply.
Ask whether any fee applies to adding a split.
Interest only
On Standard Variable, up to five years for owner-occupied loans and 10 years for investment property loans.
Investment splits are often interest only, so the term limit matters.
Extra repayments without an Early Repayment Cost are limited each fixed year to the lesser of 5% of the loan amount at the start of the fixed period or $5,000.
Redraw is not available during the fixed rate period, and principal paid down during a fixed period can't be redrawn.
An ANZ One offset can link to a one-year fixed loan. ANZ's offset page lists no other fixed terms.
ANZ warns that Early Repayment Costs can be very large and can change from day to day.
A fixed split can sit alongside the strategy, but it can't be paid down and redrawn freely. Our guide to fixed rate debt recycling covers what happens when a fixed term ends.
ANZ and ANZ Plus Loans
ANZ also offers ANZ Plus home loans, which are applied for and managed in the ANZ Plus app. Its page describes one linked offset account at $10 a month and does not mention split loans.
ANZ's ANZ One offset page also excludes ANZ Plus products. If your loan is an ANZ Plus loan, check whether it can be split before planning around it.
Checks Before You Start
Each split should do one job. If a loan is used for both private and income-producing purposes, the Australian Taxation Office (ATO) says the interest must be apportioned.
Splits: ask how many splits ANZ allows on your loan, any minimum split size and how to add one to an existing loan.
Offset: confirm the one ANZ One offset is linked to the home split.
Redraw path: because redraw lands in a linked ANZ account first, keep that account free of other money and transfer the funds to your investment promptly.
Borrower name: ANZ's Standard Variable page says redraw is not available on loans in a company name.
Older loans: loans applied for before 9 February 2008 may need registering for ANZ Redraw, and loans from before 24 November 1997 are not eligible.
Fixed portions: ask for an Early Repayment Cost estimate before repaying more than the yearly tolerance or changing the loan.
Staying With ANZ or Refinancing
If your ANZ loan is variable and can be split, a change to the existing loan may be all you need. Staying put avoids discharge and new-lender costs.
A move is worth weighing if the loan can't be split the way you need, one offset per loan doesn't suit how you hold savings, or ANZ won't release the equity your position supports. Our page on refinancing for debt recycling covers the costs to count, including any Early Repayment Cost on a fixed portion.

The Bottom Line
ANZ's variable loans can carry a debt recycling setup, with one split for the home and another for investing. The ANZ-specific checks are the single offset per loan, redraw paid only to a linked ANZ account, the yearly limit on fixed repayments and whether an ANZ Plus loan can be split at all.
