We arrange debt recycling loans for Melbourne homeowners entirely by phone, video and email. We have no Melbourne office. In-person meetings happen at our one office in Coorparoo, Brisbane, by appointment.
The whole process runs by phone, video and email, with no office in Melbourne.
You can meet us in person at our Coorparoo office in Brisbane by appointment.
Melbourne is one hour ahead of Brisbane during daylight saving and on the same time for the rest of the year.
Victorian land tax and other state property taxes matter only if your plan includes property, not shares.
We arrange the lending, while your adviser recommends investments and your accountant confirms the tax position.
Working from Melbourne
Debt Recycling Loans is powered by Kingfisher Finance Group, a mortgage brokerage in Brisbane that focuses on debt recycling. We do not have an office in Melbourne.
If you are still learning the strategy, start with debt recycling explained, our step-by-step guide. The short version: you gradually shift home loan debt into a separate split used only to invest.
Melbourne clients deal with us by phone, video and email. If you are ever in Brisbane and want to meet, our office at 82 Leicester Street, Coorparoo, is open to you by appointment.
Five Steps, All Remote
1
A Call at Your Time
We book a free phone or video call at a time that works in Melbourne. We cover your goals, current loan, income and savings.
2
Your Loan Details
You email recent statements showing your splits, offset and any past redraws, plus income documents and a rough home value.
3
The Split Plan
On video, we map which split funds your home and which funds investing. See how we structure your loan for the detail.
4
Lender Comparison
We check whether your current lender can support the plan and compare options across our panel of more than 40 lenders. Sometimes that means refinancing so your loan can recycle.
5
Settlement and Handover
We lodge the application, keep you updated through to settlement, and confirm which account is which before your first transfer.
Melbourne and Brisbane Clocks
Queensland does not observe daylight saving, so Brisbane stays on Australian Eastern Standard Time (AEST) all year. Victoria changes its clocks, which means:
First Sunday in October to first Sunday in April: Melbourne is one hour ahead of Brisbane.
First Sunday in April to first Sunday in October: both cities share the same time.
This season runs from Sunday 4 October 2026 to Sunday 4 April 2027. If we suggest a time by email, we will say whether it is Melbourne time or Brisbane time.
Victorian Property Taxes
Some people recycle into an investment property rather than shares. If your plan involves property in Victoria, the State Revenue Office (SRO) is the place to check.
Land tax: the SRO says it may apply if you own property other than your home.
Your home: the SRO has a principal place of residence exemption.
Other taxes: the SRO also lists vacant residential land tax and a short stay levy.
We do not quote thresholds or rates. Check the current rules with the SRO and ask your accountant how they affect your numbers.
These are property taxes, so they do not apply to shares or exchange traded funds (ETFs). Our page on debt recycling with shares and ETFs explains that route.
Loan Sizes in Victoria
Australian Bureau of Statistics (ABS) lending figures put the average new owner-occupier home loan in Victoria at $664,000 for the June quarter 2026, against $731,000 nationally.
A loan that size still means a lot of interest paid from after-tax income. Debt recycling aims to reduce that non-deductible debt over time, but your own equity, income and risk comfort decide whether it fits.
Areas Across Melbourne
We work with homeowners across Melbourne and nearby regional Victoria, including:
Brunswick, Northcote and the Inner North
Brighton, Sandringham and the Bayside suburbs
Box Hill, Glen Waverley and the Eastern Suburbs
Footscray, Williamstown and the Western Suburbs
The Mornington Peninsula and Geelong
Before Your First Call
A few questions are worth thinking about before we speak:
How much spare cashflow and buffer do you want to keep?
Is your income stable for the next few years?
Are you comfortable holding investments through market falls?
Do you have an accountant and financial adviser, or do you need to find them?
We arrange the lending only. We do not recommend investments or give tax advice; your licensed financial adviser and your accountant or registered tax agent cover those.
The Bottom Line
Living in Melbourne does not change how carefully a debt recycling loan needs to be set up. It changes how we work together: by phone, video and email, with our Coorparoo office available by appointment.
Keep the daylight saving gap in mind when booking, check SRO taxes if property is part of the plan, and let your adviser and accountant guide the investment and tax decisions.
Talk It Through from Melbourne
Book a free phone or video call and find out whether the lending side of debt recycling looks workable for you.
Only during daylight saving, from the first Sunday in October to the first Sunday in April. For the rest of the year, Melbourne and Brisbane share the same time.
Victoria's State Revenue Office says land tax may apply to property other than your home, and it has a principal place of residence exemption. Check how the rules apply to you with the SRO or your accountant.
Not always. Some existing loans can be split cleanly and some cannot. We check what your current loan allows before suggesting a change.
Yes. Debt recycling can fund shares or exchange traded funds as well as property. Your financial adviser recommends the assets, and we arrange the lending to hold them.
All of greater Melbourne and nearby regional areas such as Geelong and the Mornington Peninsula. Everything runs by phone and video, so distance is not a barrier.
No. The first call is free and has no obligation, and it happens by phone or video.
General information only, not financial, tax or legal advice. We are mortgage brokers and arrange lending; we do not recommend specific investments. Lender policy changes over time and is confirmed before any application. Debt recycling is a leveraged strategy that uses your home as security and can amplify losses. Any figures shown are illustrative, based on stated assumptions, and not a promise of any result. Consider your circumstances and seek advice from a licensed broker, financial adviser and registered tax agent.
1. Arranged a loan when our small business situation made it difficult to qualify. 2. Met requirements to have funding available by a specified date. 3. Understood my needs to setup debt recycling to allow tax structuring. 4. Communicated well throughout.
I would use their services again.

Alex, Jess and the Kingfisher team were second to none and their process from start to finish was faultless. As a self-employed business owner, it can be difficult to obtain finance at the best of times. The Kingfisher team made this an easy and efficient proposition and their continued transparent and efficient communication ensured we were kept up to date at all times. Highly recommend them for your finance needs!
