We structure debt recycling loans for Sunshine Coast homeowners by phone and video. There is no Sunshine Coast office, but you are welcome at our Coorparoo office in Brisbane by appointment.
We have no Sunshine Coast office. We work by phone and video, with in-person meetings at Coorparoo by appointment.
The Sunshine Coast runs on Brisbane time all year, so there is no time difference to plan around.
The Queensland Revenue Office (QRO) handles land tax and transfer duty if you recycle into a Queensland investment property.
Your home is generally exempt from Queensland land tax, but investment properties count toward your taxable land value.
After settlement we stay available for questions and review the lending when your plans change.
Video or In Person
Debt Recycling Loans is powered by Kingfisher Finance Group, a Brisbane mortgage brokerage founded by Alex Gee. We do not have a Sunshine Coast office. We work with Sunshine Coast homeowners by phone and video, and our only office is at 82 Leicester Street, Coorparoo.
If you are still weighing it up, our guide explains how the strategy works. You repay part of your home loan, then borrow that amount again through a separate split to invest.
Because you live in the same state, meeting at Coorparoo is a practical option, for example on a day you are already in Brisbane. Appointments are needed. See how we work with Brisbane homeowners in person.
Video works for the first conversation, sending documents and talking through the split structure. The structuring and standard of work are the same either way.
Same Clock as Brisbane
Queensland has one standard time across the state and does not use daylight saving. A 10 am call on the Sunshine Coast is 10 am at our office, all year.
One thing to check: if your accountant or adviser is in New South Wales or Victoria, their clocks change for daylight saving. Confirm the time when you set up a joint call.
When you request a callback, we call back within one business day, by phone or video.
From Caloundra to Noosa
We can help homeowners in the Sunshine Coast Council area, including Caloundra, Mooloolaba, Maroochydore and Nambour, and in Noosa Shire, including Noosaville, Tewantin, Cooroy and Peregian.
We make no assumptions about property values or growth in any of these places. Whether debt recycling suits you depends on your equity, income, tax rate, cashflow and time horizon.
The first conversation covers your goals, current loan, income and savings.
Meeting at Coorparoo
If you do come to Coorparoo, a good meeting to hold in person is the one where we plan the lending together. Everything before and after it can stay on phone or video.
1
Your Numbers
Bring the amount you plan to invest, the cash buffer you want to keep, and contact details for your accountant and adviser if you would like us to speak with them.
2
The Proposed Splits
We map the loan splits, where the offset sits and the repayment type on each part.
3
The Order Funds Move
You leave knowing which split relates to your home, which relates to the investment borrowing, and the order funds would move in.
If You Buy Queensland Property
Some people put an investment split toward a property rather than shares. If that property is in Queensland, QRO handles two state taxes:
Transfer duty: applies when you buy or transfer property.
Land tax: based on the freehold land you own in Queensland at midnight on 30 June each year. Your principal place of residence is generally exempt, but investment properties count toward your total.
Rates and thresholds change each year, so check QRO's current figures with your accountant. Our page on recycling into an investment property covers the loan side.
After the Loan Settles
Debt recycling runs over years, so the lending needs a fresh look when life changes. After settlement, we stay available for questions and review the loan with you when things shift, such as when:
Your income changes
A fixed rate period ends
You plan to move
You want to recycle a further amount
Any further borrowing is assessed afresh. Keep your accountant in the loop too, because a change to the splits can change what they record at tax time. For every stage from first call to review, see working with Alex Gee.
We arrange the lending only. Your financial adviser recommends the investments, and a registered tax agent confirms your deductibility position.
The Bottom Line
On the Sunshine Coast you share Brisbane's clock and Queensland's state taxes, so the main choice is video or a visit to Coorparoo. Either way, the first call is free and shows whether the lending side looks workable.
Start With a Free Call
Talk it through by phone or video, or book a time at our Coorparoo office.
No. Both are on Queensland time, which does not change for daylight saving.
That is your choice. The structuring and standard of work are the same by video or in person, and appointments are available at our Coorparoo office.
Yes. You can start by phone or video and book a Coorparoo appointment for a later stage, such as reviewing the proposed split structure.
Yes. We work with homeowners in Noosa Shire and the Sunshine Coast Council area by phone and video.
The Queensland Revenue Office says your principal place of residence is generally exempt. Investment properties count toward your total taxable land value.
We stay available for questions and review the lending with you when your circumstances or plans change. Any further borrowing is assessed afresh.
General information only, not financial, tax or legal advice. We are mortgage brokers and arrange lending; we do not recommend specific investments. Lender policy changes over time and is confirmed before any application. Debt recycling is a leveraged strategy that uses your home as security and can amplify losses. Any figures shown are illustrative, based on stated assumptions, and not a promise of any result. Consider your circumstances and seek advice from a licensed broker, financial adviser and registered tax agent.
1. Arranged a loan when our small business situation made it difficult to qualify. 2. Met requirements to have funding available by a specified date. 3. Understood my needs to setup debt recycling to allow tax structuring. 4. Communicated well throughout.
I would use their services again.

Alex, Jess and the Kingfisher team were second to none and their process from start to finish was faultless. As a self-employed business owner, it can be difficult to obtain finance at the best of times. The Kingfisher team made this an easy and efficient proposition and their continued transparent and efficient communication ensured we were kept up to date at all times. Highly recommend them for your finance needs!
