We set up debt recycling loans for Sydney homeowners by phone and video. We have no Sydney office. Our only office is in Coorparoo, Brisbane, and you are welcome there by appointment.
We work with Sydney clients by phone, video and email, with no office in Sydney.
In-person meetings are at our Coorparoo office in Brisbane, by appointment.
From October to April, Sydney is one hour ahead of Brisbane because Queensland does not use daylight saving.
If your plan includes a New South Wales (NSW) investment property, land tax may apply, so check with Revenue NSW and your accountant.
We arrange the lending. Your financial adviser recommends investments and your accountant confirms the tax position.
Working with Sydney Clients
Debt Recycling Loans is powered by Kingfisher Finance Group, a Brisbane mortgage brokerage that focuses on debt recycling. We do not have an office in Sydney. We work with Sydney homeowners by phone, video and email.
If the strategy is new to you, our guide to how debt recycling works covers the basics. In short, it aims to turn non-deductible home loan debt into borrowing used to invest, through a separate loan split.
Every step from the first call to settlement can happen remotely. If you would rather meet face to face, you are welcome at our Coorparoo office in Brisbane by appointment.
Booking Around Daylight Saving
Brisbane stays on Australian Eastern Standard Time (AEST) all year, because Queensland does not observe daylight saving. NSW does, so the gap between us changes twice a year.

This season, the NSW Government lists daylight saving as running from Sunday 4 October 2026 to Sunday 4 April 2027. When you book a call, check whether the time shown is Sydney time or Brisbane time.
Sydney Areas We Cover
We work with homeowners across Greater Sydney, including:
The Inner West and Eastern Suburbs
The North Shore and Northern Beaches
Parramatta and the Hills District
The Sutherland Shire and St George
Penrith, Liverpool and Campbelltown
Your suburb does not decide whether debt recycling suits you. Your equity, income, tax rate, cashflow and time horizon do, and those are what we look at.
Loan Sizes in NSW
Australian Bureau of Statistics (ABS) lending figures put the average new owner-occupier home loan in NSW at $842,000 for the June quarter 2026. The national figure was $731,000.
The interest on a home loan is paid from after-tax income. Debt recycling aims to reduce that non-deductible debt over time. Whether it suits you depends on your own numbers and your comfort with investment risk, not the state average.
Recycling into NSW Property
Debt recycling can fund shares, managed funds or an investment property. If your adviser's plan involves property in NSW, state taxes come into it.
Land tax: Revenue NSW describes it as a state tax charged on the value of unimproved land.
Your home: the property you own and live in most of the time may be eligible for the principal place of residence exemption.
An investment property: land tax can apply, depending on the land value and how the property is owned.
We do not quote thresholds or rates here. Check the current rules with Revenue NSW and ask your accountant how land tax fits your plan. Our page on debt recycling with an investment property covers the lending side.
Your Sydney Accountant and Adviser
You can keep the accountant and financial adviser you already use in Sydney. We coordinate with them by phone and email, so the loan matches the plan they help you set.
We arrange the lending only. Your licensed financial adviser recommends what to invest in, and a registered tax agent or accountant confirms whether the interest is deductible for you. This page is general information, not advice.
The first call is free, has no obligation and happens by phone or video. We talk through your goals, current loan, income and savings.
It helps to have these handy:
Recent home loan statements showing any splits, offset and redraw
A rough value for your home
Income details and regular expenses
Contact details for your accountant and adviser
If it fits, we explain how we structure the loan so the investment split stays separate from your home debt.
You come away knowing whether the lending side looks workable and what happens next.
The Bottom Line
You can set up debt recycling from Sydney without visiting Brisbane. The calls, documents and structure review happen by phone, video and email, and our Coorparoo office is there by appointment if you want it.
Allow for the one-hour gap between October and April, check NSW land tax if property is part of the plan, and bring your accountant and adviser in from the start.
Book a Call from Sydney
A free, no-obligation phone or video call about your loan, your equity and whether the lending side looks workable.
Only from the first Sunday in April to the first Sunday in October. During daylight saving, Sydney is one hour ahead because Queensland does not change its clocks.
All of Greater Sydney, from the Northern Beaches and North Shore to the Sutherland Shire and Western Sydney. We work by phone and video, so your suburb does not limit where we can help.
The home you own and live in most of the time may be eligible for the principal place of residence exemption. Revenue NSW sets the rules, so confirm your situation with them or your accountant.
It can fund income-producing investments, including property, if that fits the plan your adviser sets. State costs such as land tax may apply, so include them when you run the numbers with your accountant.
Callback requests are returned within one business day. The first call is free and has no obligation.
No. We arrange the lending. Your licensed financial adviser recommends the investments, and your accountant or registered tax agent confirms the tax side.
General information only, not financial, tax or legal advice. We are mortgage brokers and arrange lending; we do not recommend specific investments. Lender policy changes over time and is confirmed before any application. Debt recycling is a leveraged strategy that uses your home as security and can amplify losses. Any figures shown are illustrative, based on stated assumptions, and not a promise of any result. Consider your circumstances and seek advice from a licensed broker, financial adviser and registered tax agent.
1. Arranged a loan when our small business situation made it difficult to qualify. 2. Met requirements to have funding available by a specified date. 3. Understood my needs to setup debt recycling to allow tax structuring. 4. Communicated well throughout.
I would use their services again.
