About This Checklist

Winding down means three different things: pausing new redraws, stopping new cycles while holding the split, or unwinding by selling assets and repaying the split. The first two are reversible. The third needs a date and a sequence.

The checklist follows our guide to debt recycling in retirement. Start it three to five years before you stop work, while your income still supports any lending change.

We handle the lending. Your financial adviser and tax agent own the investment, super and tax decisions.

Frequently Asked Questions

Usually when the non-deductible home loan is cleared, because there is nothing left to convert. Continuing past that point means new borrowing against your home, which is gearing with a different risk profile. Losing serviceability or a shortening horizon are other common signals. Review the timing with your adviser.

Selling the portfolio and leaving the split outstanding generally breaks the connection that made the interest deductible. The sale and the repayment belong together, and partial sales are best matched by partial repayments. Your tax agent confirms the treatment for your situation.

From 1 July 2027, the 50% discount is replaced with cost base indexation and a minimum 30% tax on certain net capital gains, with gains accrued before that date keeping the discount. Selling in a low-income year does less for gains made after that date. Model the timing with your tax agent.
