Selling Home Mid-Strategy Checklist

Deductibility follows what the borrowed money bought, not the house securing it. Keep the investment split intact from listing to the first statement after settlement.

About This Checklist

Selling the family home does not end the deduction on your investment split by itself. The risk sits in what happens to one split on settlement day: repaid from proceeds, merged into a new home loan or redrawn for the next deposit.

The checklist follows our guide to selling the family home mid-strategy. Start it before you list, because the lending answer shapes the settlement dates you can agree to.

Moving lenders as part of the move? Our refinance for debt recycling service carries the split across account for account.

What Is Inside

How To Use It

  1. Start before the property is listed.
  2. Ask the substitution question before you sign either contract.
  3. Take the At Settlement section to your broker and conveyancer.
  4. Check the first statement after settlement against the checklist.

Frequently Asked Questions

Often, yes. Portability, which many lenders document as substitution of security, swaps the property behind the loan without repaying it, so the split keeps its account number and purpose. Where that is unavailable, a new split that directly repays the old one at settlement can preserve the trail. Lender policies vary.

The deductible borrowing ends. The portfolio still exists and keeps producing income, but there is no loan attached to claim interest on. Rebuilding it means borrowing and investing again, which can involve selling assets and triggering capital gains tax, so plan the structure before settlement.
